Policies and Rules

Payment policy
50% of the booking total is due at the time of the reservation. The remaining 50% is due 14 days before arrival. The credit card used to pay the initial payment will be automatically charged the remaining 50% 14 days before arrival. 

Damage deposit
A $350 damage deposit will be automatically held on your card 1 day before check-in (this is not a charge). The damage deposit will be released within 3 days of checkout assuming there is no damage done to the property. The host has the right to withhold part or all of the damage deposit if damages are found or if the guest smoked on the property or brought pets into the home.

Cancellation policy
A full refund will be issued for trips cancelled at least 14 days before check-in. Trips cancelled after 14 days of check-in will not be refunded.

HOUSE RULES
Smoking is not allowed
No smoking allowed in the house or on the property. Guests will forfeit their entire security deposit and be charged an additional fee if there are any traces of smoke smell in the house.

Pets are not allowed
No pets are allowed on the property. Guests will lose the entire security deposit if there are any traces of pets found in the house.

Events are not allowed
No parties are allowed on the property. A maximum of 8 guests are allowed on the property at any time.

Accidents/Damages
Please report all accidents, damages, and any non-working appliances immediately so that they can be corrected before the next guests arrive. Discovering these issues after checkout often means the next guests won’t have access to usage until a service call can be scheduled, which is very difficult to do on turnover day. Part or all of the damage deposit may be withheld to cover the damages. In the event that damages exceed the amount of the security deposit or if additional cleaning is required, the additional cost incurred will be billed to the guest.

Remove Shoes
Please remove your shoes when you enter the house to prevent tracking in mud, dirt, or snow.

Only Flush Toilet Paper
We are on septic, so flushing anything other than toilet paper (ie flushable wipes, feminine hygiene product, paper towels, trash, etc) is prohibited and may cause a sewer backup which would bring a smelly interruption to your vacation.

Leave Windows Closed
Please leave the windows closed when the heat or AC is turned on.

Quiet Hours
Please respect the neighbors with quiet hours in outdoor spaces between 10:00pm-8:00am.

If any neighbors report excessive noise, your vacation rental agreement could be terminated and you'll be asked to leave the property. Should this happen, it will result in a loss of the rental amount.

Disposing Garbage

  • We ask that guest be so kind as to dispose of food in the available kitchen garbage bins as we DO NOT have a garbage disposal.
  • If you need to empty the trash, you can tie up the trash bags and put in the tin trash canister right outside the door. New trash bags should be found at the bottom of the trash cans.
  • Do not flush any trash down the toilet.

Wash Off Sand

  • Please wash off sand outside before coming into the house. A water spigot is located next to to bunkhouse for your use.
  • Please shake sand out of clothes before putting in washer dryer. Sand can destroy a washer, and guests will be charged to replace it.

Not Wheelchair Accessible

SAFETY

  • Fire extinguisher is located under the kitchen sink.
  • Guests are responsible, at all times, for the safety of their children while on the premises. Do not allow them to climb on the railings, stand on chairs, or be near the lake without supervision.

LIABILITY
General Liability
The guest's personal property is not covered in the insurance purchased by the owner against loss, theft, or negligence. The guest indemnifies the owner and the property free and harmless against any liabilities like accidents, loss of property, injury, or death of any person.

Water Activities
Swimming and use of kayaks/paddle boards are at your own risk. You are held liable for all injuries or death relating to swimming and kayak/paddle board use.

AGREEMENT
Guest agrees to abide by information in this agreement and in the arrival guestbook, and shall ensure all members of the rental party (anyone else Guest permits on the property) to abide by them as well. Failure to follow any of these house rules is a breach of the terms and conditions of your reservation.

The guests must agree to the terms of this Short Term Rental Agreement at the time of booking.
